Background and master plan

In December 2010 we set up a 15-year Community Investment Programme (CIP). This aims to make the most of council land and assets to give improved services and new housing.  

As part of CIP we are redeveloping the Abbey area.  

The proposals will deliver:

  • 280 new energy efficient homes
  • 112 Council homes
  • 168 homes for private sales or rent

The story so far

The Abbey regeneration is centred on the junction of Abbey Road and Belsize Road and the masterplan was first given the go ahead in 2013. It is a three-phase project:

  • Phase 1: completed in March 2019 and saw the delivery of 141 much needed new homes.
  • Phase 2: was completed in 2022 and comprises a new two-storey building accommodating the Abbey Community Centre on the ground floor and the Belsize Priory Medical Practice on the first floor. Phase 2 also included landscape improvements, a relocated car park and changes to the road layout.
  • Phase 3: will deliver the final piece in the jigsaw and will complete the transformation of the area. Work on Phase 3 will be starting in late Spring 2023.

Phase 1

The Phase 1 building completed in March 2019 and has provided 141 new homes. These are 66 new council homes, including 10 for wheelchair use, and 75 for private sale or rent. The social rent homes will be managed by Abbey Road Housing Co-operative.  

The new building also provides space for a new 'local' sized supermarket, shops, business units, parking and the energy centre. This is for all future phases of the Abbey Area Development.

28 February 2019.  The Mayor of London visited the Abbey Area Development as Camden took handover of 141 new homes.  

 

Phase 2

Abbey Phase 2 was completed in Summer 2022 with the provision of a new two-storey building with a health centre and community facility along with improved open space, a relocated car park, upgraded pedestrian crossing and changes to the road layout.

To progress Phase 3, the Belsize Priory Medical Practice has been relocated to the upper floor of the new Abbey Centre and the Abbey Community Centre to the ground floor. These community facilities are now just across the road at 172 Belsize Road NW6 4BJ (The Medical Practice address is 172A Belsize Road).

Abbey Road Community Housing has also relocated to its new office and meeting room facilities at Unit 1, 145 – 149 Belsize Road NW6 4BX

 

Phase 3

Phase 3 is now in progress and will deliver 139 new homes, 46 of which will be affordable units. There will also be commercial units on the ground floor and open space amenities.

Now that the properties at Phase 3 - which also included the housing blocks Emminster and Hinstock as well as commercial units at ground floor level – have all vacated, work on the new development project will commence. The ambitious project will start with the hoarding of the site towards the end of March and the subsequent demolition of the old health centre, community centre, Emminster and Hinstock blocks which will take around 30 weeks. In their place, 139 residential units will be built which will include 36 social rent homes and 10 intermediate rent homes.

Public Consultation and Contact details

The construction contractor will be Wates Construction Ltd. Any queries relating to the site and the construction can be raised with Wates by emailing AbbeyRoadPhase3@wates.co.uk

Wates Construction Ltd will be leading the consultation with Camden and will issue a newsletter to residents with further detail on the project and capturing the points raised from previous liaison. After this, a Construction Working Group will be set up so that local residents can get further involved.

Local Lettings Plan

The new Camden Council homes at Phase 3 are still some time away but we will keep you posted when they will be ready for letting through the Abbey Road Housing Co-operative.

When the time comes you will need to make an online bid if you are interested in one of the new homes and:

  • you live on the Abbey Co-op Estate, Abbey Estate or Alexandra and Ainsworth Estate
  • you are on the Council’s Housing Register.

Priority will first be given to residents who have the right to return and are currently living elsewhere in the Borough.
